Hidden Costs in Bank Auctions

The Reserve Price might look attractive, but it is not the final cost. Many winners get a rude shock when they realize the 'hidden' costs involved.

1. Outstanding Society Dues

The previous owner likely stopped paying maintenance for years. The Cooperative Housing Society (CHS) will demand these dues (plus interest) before transferring the share certificate. This can be ₹2-5 Lakhs easily.

2. Statutory Dues

Property tax, water tax, and electricity bills attach to the property. You must clear these to get the name change affected in municipal records.

3. Transfer Charges

Societies charge a transfer fee. While legally capped in some states, associations often demand a 'voluntary donation' for auction purchases.

4. Security Guards

If the property is vacant, you might need to hire security immediately after winning to prevent encroachment or theft of fittings until you fully take possession.
